Hurricanes, salt air and where your outdoor unit sits

Every Florida homeowner already knows about the roof. Far fewer ask what happens to the several-thousand-dollar box sitting on a slab in the side yard.
Anchoring is a code matter, not an upsell
Florida's building code requires exterior mechanical equipment and its supports to be designed and installed to resist wind loads, and installations are inspected. Practically that means the condenser is fastened to its pad or stand with an approved method rather than resting on it, roof-mounted units are secured to the structure, and elevated stands are engineered rather than improvised. Ask your contractor exactly how the unit is being anchored and confirm what your inspector expects with your local building department, because enforcement is local and the detail varies.
We have deliberately not cited a code section number here. Florida Building Code sections are renumbered between editions and the edition in force where you live is a question for your building department, so ask them rather than trusting a number from any website, including this one.
Salt air is a cost driver, not a myth
- Coil corrosion is the usual failure mode near the coast. Coated or corrosion-resistant coils cost more and last longer in that environment.
- Fasteners and stands corrode too. Stainless or hot-dip galvanized hardware is the reason two otherwise identical quotes differ.
- Warranty terms sometimes exclude or limit coastal corrosion. Read that clause before you compare warranty lengths.
- Rinsing the coil with fresh water is genuine, free maintenance near the coast. Ask the contractor how often they recommend it for your location.
- Distance from the water matters more than the city name. A unit a few blocks inland is in a different corrosion environment from one on the dune line.
Flood elevation and storm season
If a condenser floods, it is generally a replacement rather than a repair, and the same is true of an air handler in a flooded garage. A system changeout is the cheapest moment in the equipment's life to raise it: the crew, the crane or the stand and the electrical disconnect are already in play. If you are in a flood-prone area, ask for the elevated option to be priced as an alternate line, then decide.
Before the storm, and after
- Before: know where your disconnect is, and know that shutting the system down at the breaker before a strike protects it from surge damage on restoration.
- Do not strap a tarp or cover over a running unit. Covering equipment that then runs is a way to destroy a compressor.
- After a flood: do not energize equipment that has been submerged, have it inspected. Insurance documentation starts with photographs before anything is moved.
- After a wind event: a unit that shifted on its pad has probably stressed the line set and the electrical whip even if it looks fine.
- Beware post-storm door-knockers. If the sale is made at your home, the FTC Cooling-Off Rule generally gives you three business days to cancel for a full refund on sales of $25 or more (consumer.ftc.gov), and Florida license status is checkable in a minute (DBPR license search).
Who is allowed to do the work
Air conditioning contractors in Florida are licensed through the Construction Industry Licensing Board under the Department of Business and Professional Regulation, in Class A and Class B air conditioning categories, and as either certified contractors, who hold a certificate of competency from the department and may contract anywhere in Florida, or registered contractors, who may contract only in the jurisdictions where the registration was issued (DBPR). Anyone opening a refrigerant circuit must also hold EPA Section 608 technician certification (epa.gov).
